How I Get Paid

You're trusting me with your business and your money. You should know exactly where mine comes from.

1. Clients pay me a flat fee. When I help you get funded, the fee is $500 total: $100 when we start, and $400 after the money reaches your account. If you're not funded within 120 days of your file being complete, I refund the $100 and you never owe the $400. There are no hourly charges, no percentage of your loan, and no surprise invoices.

2. People buy my kits. The Workshop sells do-it-yourself tools like the Loan-Ready Packet. What they cost is on the page.

3. Some lenders and platforms pay me for referrals. A few lending companies pay a referral fee or an affiliate commission when someone I send them applies or gets funded. Here is how I handle that.

The rules I keep

  • A fee never changes a recommendation. I'd send you to the same lender if they paid me nothing.

  • When two lenders fit and only one pays me, I name both, and I tell you which one pays.

  • No one can buy a place on my lists. Credit unions, CDFIs, Kiva and SBA microlenders pay no referral fees, and I recommend them anyway, often first.

  • Before you apply anywhere, I tell you in writing whether that lender pays me and how much, if I know.

  • If a lender pays me on your deal, it comes off your bill. I subtract it from the $400 you'd owe me.

  • On SBA-guaranteed loans, you pay my usual fee and I accept nothing from the lender. SBA rules bar being paid by both sides, and every fee is disclosed on SBA Form 159.

Links in the articles

Some links in the Vault's free guides are referral or affiliate links. They're marked. Using them costs you nothing extra, and they don't decide what gets listed. Every article includes good options that pay me nothing.

Current partnerships

As of September 2026: none yet. When I join a program, it goes on this list with the date.
